These are larger, well-proportioned 3BR/2BA units — bigger than most of what's in this batch — with original hardwood floors and dated-but-functional bathrooms. The basement is unfinished with older but labeled electrical and visible mechanicals, typical for a property this age being sold as-is. The backyard could use some landscaping attention, but I didn't see anything pointing to a structural issue.
Strategy Comparison
Day-one cash flow is close to breakeven on a fully managed basis at today's in-place rents, and modestly positive if you self-manage. What makes this one interesting is the gap between the $150,000 ask and what I believe it's actually worth, plus a genuine rent-to-market opportunity — comparable 3BR units in the area are renting $925–$1,200, well above the current $715–$785.
LTR — current rents (self-managed)
Conventional 20% down / 7.5% / 30-yr — same financing as the market-rent scenario below; this one assumes you self-manage rather than pay a third-party property manager, which is what keeps it near breakeven at today's in-place rents.
LTR — at market rent
Conventional 20% down / 7.5% / 30-yr — this is a turnkey buy-and-hold, financed conventionally, once rents are turned over to market rate.
Comps
Sale Comps
Both point above the $150,000 ask; I'm still using a more conservative $195,000 ARV given the as-is condition.
Rent Comps
Current in-place rents ($715 and $785) sit meaningfully below both comps.
