South of downtown near Lucas Oil Stadium, Old Southside blends Victorian-era homes with an urban, green feel that's close to downtown without being in the middle of it. It's a solid, less-hyped option for buyers who want proximity to downtown at a different price point and pace than Fountain Square or the Wholesale District.

Because it hasn't gotten the same attention as Fountain Square or Bates-Hendricks, pricing here still lags similarly-located near-downtown neighborhoods — worth a look for buyers or investors who want in on the south side before it catches up. That cuts both ways, though: appreciation here has been slower and less certain than in the neighborhoods getting more of the spotlight.

Good to Know

It's close enough to Lucas Oil Stadium that you can genuinely walk to a Colts game without touching the highway.
